Why timing bites on the Gold Coast

Good Gold Coast property still moves fast. In the tightly held pockets, Mermaid Beach, Palm Beach, Broadbeach Waters and the Isle of Capri, the right house or development site can be gone in days, and a seller who has already found their next place will not wait on your finance clause. It is the oldest problem in bridging: the money you need is tied up in a property you have not sold yet.

The same thing happens with development sites. A DA-approved parcel in the Coomera or Southport catchment gets competitive, and the buyer who can settle quickly and tidy up their own sale afterwards is the one who wins it. A bank's timeline does not fit that window. A bridge closes the gap between buying and selling so you are not forced to choose one and miss the other.

Buy first, sell second

A bridge is a short-term facility secured against the property you are buying, the one you are selling, or both. It runs interest-only, and the interest is often capitalised, added to the loan rather than serviced monthly, so nothing comes out of your pocket while the bridge is live. It clears in full when the outgoing property settles.

We place these with private lenders who can assess and settle in days, and we set the term against a realistic sale timeline with a buffer built in, so a slightly slow sale does not catch you out. Where you are securing a site you then intend to build on, we can line the bridge up to roll into construction finance.

How quickly can bridging finance settle on the Gold Coast?

For a straightforward deal with clear security and a plausible exit, a few days to a bit over a week is realistic. The main thing a lender wants to see is a credible path to repayment, usually the sale of an existing property.

Do I have to make repayments during the bridge?

Often not. Many bridging facilities capitalise the interest, meaning it is added to the loan and cleared when your outgoing property sells, so there is nothing to service month to month. That keeps the pressure off your cash flow while the bridge runs.

What if my sale takes longer than expected?

We build a buffer into the term for exactly that reason, and most facilities can be extended if the sale slips. The key is being realistic about the sale timeline at the start, which we will work through with you before you commit.
